No. The Target price shown on each deal is your price protection: once the cohort locks at goal, the final offer can only be equal to or better than Target — never worse. The Developer price is the listed rate you would otherwise pay; the difference is your saving.

Median savings with Group Buying last quarter were 9–15% against list price. Developers offer better rates for committed volume, and because we deal with them directly there is no brokerage layer in between. Our model is single-tier: everyone in the cohort gets the same unlocked price, with no hidden tiers. Savings vary by city, inventory and builder policy.

Only Qualified members count toward the goal — buyers who have joined, verified their details and confirmed genuine intent for that project. Followers who are simply tracking the deal do not count. Each deal card shows the live position, e.g. "3 / 5 Qualified" with the number of openings left.

Every deal has a countdown. If the goal is met before expiry, negotiation begins. If the cohort is close to its goal at expiry, one extension may be granted to let it complete. If it still falls short, the cohort simply closes — you owe nothing and can join another deal.

Once the final offer is unlocked, every cohort member has 72 hours to book directly with the builder at that price. It is entirely your choice: if the offer suits you, book; if not, walk away with nothing owed. The window ensures the developer's committed price is honoured for everyone at the same time.

All bookings, payments and contracts happen directly with the developer — AVA never handles your funds. You may cancel at any point before booking; after booking, the developer's own terms apply.

Government taxes and statutory charges are extra unless a deal page states otherwise. The Target price applies to the eligible inventory listed on that deal page. Project details, pricing and timelines are provided by the developer — please verify them in the builder's paperwork before you book.

We list RERA-approved projects only and display the RERA registration number on each listing. Your data is private and encrypted, and is never shared with a developer until you choose to proceed. Buyer reviews are verified against builder booking receipts, so ratings reflect real transactions.
